Discover Trovato Estate in Wynberg Upper, an exclusive gem
Trovato Estate is a hidden gem in the Wynberg Upper area, says Paul Sale, specialist agent for the area with Seeff | The Uppers. It is a small, exclusive area with only 56 homes, located in an elevated area with homes north-east facing, and offering spectacular views.
The estate is a great family-oriented gated community which is well-run by a Residents’ Association. There is only one entry and exit point into the estate with security cameras, and a 24-hour, manned guard. Security is a big selling point for the suburb, and residents are able to enjoy the benefits of an estate-like lifestyle in a secure environment, but without the burden of high levies.
Like most of the Southern Suburbs, it is tree-lined and very green. Trovato is located opposite the sought-after Wynberg Boys High School, and also close to Herschel Girls, SACS and Rondebosch Boys School, and provides easy access to other schools in the area, as well as the top ranked University of Cape Town.
Paul says further that Trovato Estate offers good proximity to access roads including the Main Road CBD area where you will find a host of retail and other facilities including the Cavendish Shopping Mall. It is also just a few minutes’ driver from top restaurants and wine farms in the Constantia area.
The area is particularly popular with young families, and he says children are able to ride their bicycles in the neighbourhood as it is quiet and secure. Owners tend to stay for a long time.
A landmark in the area, is Trovato House, a historic building which dates to the late 1800s with a magnificent manor house believed to have been designed by Sir Herbert Baker.
Houses in the area are mostly older, typically around 350-450sqm in size, generally with a swimming pool. Plot sizes are around 700-1000sqm. The average price is around R9.2 million, and most listings tend to be under R10 million for mostly unrenovated properties.
A renovated home recently sold for R12.2 million which means that there is room for renovation without overcapitalising in the area. Demand is high for homes here and properties tend to sell in under a month (28 days on average) while sellers achieve within about 5% on average of their asking prices.
There is also the opportunity to buy a new architectural villa in “Ridge Mews”, a small development of just four homes. The double-storey homes in a contemporary architectural style with open-plan living areas on the lower level featuring engineered wood flooring throughout, a modern kitchen with separate laundry /scullery.
The living area opens to a terrace with outdoor braai facilities and a swimming pool. Upstairs, are three bedrooms with en-suite bathrooms, and a study and pyjama lounge. The homes feature top class security as well as an inverter system.
